Developer plans 48 townhouses, 49 condo units at site of Sidney motel

GMC Projects plans to submit a formal application to Sidney council in July

A Greater Victoria developer is hoping to build 2.5-storey townhouses and a three-storey mixed condo-commercial project on the site of Cedarwood Inn and Suites.

GMC Projects’ new vision for the property would feature 49 condo units and 48 townhouses.

Planned amenities include dining and lounge spaces, barbecue areas and green spaces.

“We want to try and create some of the features that Sidney residents currently have in a single-family home,” said GMC president and CEO Jordan Milne.

The condo residents would get 1.5 parking stalls per unit on average and two spaces per townhouse. There would also be 10 visitor parking spaces for both the townhouses and condos.

GMC Projects held an open house to discuss the project Tuesday (May 30) at Peace Lutheran Church and 65 members of the public attended.

“I had the opportunity to walk them through how we’ve approached the site planning,” Milne said. “It was well-received. People in the area have communicated to us that they are not looking for a significant amount of commercial space. They have said they are looking for what our vision would be. That would be something like a coffee shop, bakery or possible restaurant. We are looking for something that provides an opportunity to serve the existing community. We are pleased with the feedback we received.”

GMC Projects has a contract to acquire the property and will wait to see how the rezoning process unfolds before proceeding with the acquisition. The developer plans to submit a formal application to Sidney council in July.

“We’re still making some changes to the plans just from a design perspective, Milne said. “The general form and number of units will be the same.”

Cedarwood owner Les Tait has said in the past that he hopes the deal with GMC Projects goes through, and Milne stated that this is still the case.

“The current owner would love to see this process completed as quickly as possible to help facilitate housing in the community,” Milne added. “They’ve been operating this motel for many decades, and they are at the point of wanting to retire.”
